Women’s Reproductive Health: A Life-Long Ritual for Female Health, Happiness and Fitness

Women’s reproductive health is something that they must be aware of for their entire lives. Taking good care of ones self from puberty on will affect whether a woman can have children, and if she will get through the rest of her life without any serious problems. Typically, a good diet, exercise, and yearly exams are all that women need to stay on top of their reproductive health but sometimes, especially when pregnant or going through menopause women need a little bit more help.

It seems that women’s reproductive health becomes even more important after suffering from some menopause symptoms or even something as simple as a yeast infection. A simple problem or some mild symptoms are enough to make any woman really stand up and take notice of her overall health.

When young, women’s reproductive health concerns usually revolve around pregnancy, sexually transmitted diseases, yeast infections, and the occasional bacterial infection. Women that have just have children may also have to consider depression treatment as well as help with weight loss. These are standard women’s reproductive health concerns and they usually pass as women age. If women continue to seek treatment for yearly exams and when they have odd symptoms, they are helping to ensure that things will be well in the future as well as right now. As women age reproductive health concerns may concern sex and weight loss, depression treatment, menopause symptoms, mammograms, and anti-aging efforts. No longer is pregnancy an issue, now women just need to take good care of themselves: mind, body, and spirit.

Attitudes toward the care of ones reproductive health typically change over time. Many women are very relaxed about reproductive health when they are young, but as they age most women begin to take it more seriously. Perhaps the change in attitude is due to experience, watching ones friends being sick or getting sick themselves, but it happens with most women. A lot of women feel the shift in their focus on reproductive health when they get pregnant and then they carry it with them. Luckily, women have the Internet at their disposal, which will help them decide when they need to seek help from a professional and when they may be able to handle things on their own. 8 GM Brands: 1 or 2 Too Many?

Lots of folks are speculating about GM’s future. If you take all the press reports at heart, you would think that General Motors is on life support. Quite frankly, the opposite is true especially when you look at the global picture. In 2005, “the General” sold more than 9 million cars worldwide, the first time the automaker reached that figure since 1978. Yes, U.S. auto sales are down and some are calling for GM to reduce its many brands, currently numbering 8. Who should GM let go? Or, should General Motors stick with the game plan and maintain all 8 brands?

For the record, GM’s 8 brands are: Cadillac, Buick, Pontiac, Chevrolet, Saturn, GMC, Hummer, and Saab. You could take Saab out of that pack as the Swedish automaker (although fully owned by GM) builds few cars in North America. Still, GM includes Saab in its marketing schema so we’ll keep them in for argument’s sake.

Clearly, Cadillac is GM’s luxury division; Chevrolet is it’s budget or “All American” division; while GMC is the truck division. Beyond that, there is much muddling of divisions, but Buick is a maker of “near luxury” vehicles (Cadillac lite) while Hummer is GM’s specialty truck division. The Saab line is a bit confusing as it once was a true European division. Now, the make is chiefly featuring rebadged GM and Subaru vehicles with little original models to show for it. Finally, Pontiac and Saturn duplicate much of what the other divisions do, although the Saturn mystique of “no haggle pricing” gives the make a certain aura to it. That leaves Pontiac.

Pontiac, like the recently killed off Oldsmobile name, is probably one of the most vulnerable of the true “American” makes. Saturn will survive because its dealer network is tops and consumer satisfaction ranks up there with Lexus.

Ultimately, the Saab name will likely die first. Outside of the U.S., particularly in Europe, Opel is a known name and an important GM make. Word has it that some of Saab’s production will shift to Germany and certain rebadged Opels will begin to sport the Saab name. Let’s just say once that happens, there is little reason to continue making Saabs. Let the Saab name die with dignity. Why spoil it by selling rebadged Opels as Saabs?

Personally, I think GM should leave well enough alone with its remaining American brands. I wasn’t in favor of Oldsmobile’s demise and I am not in favor of killing off trusted brands. GM is retooling its operation as old models are killed off and as new or revived models step in. Look for the Chevy Camaro, Pontiac Firebird, Saturn Sky, and the Buick Enclave to help spark their respective divisions to renewed glory. Am I living a pipe dream? Maybe, but at least my imagination is going in a positive direction.

Stop, Look, & Listen: The 3-Step Approach to Understanding Your Partner

Introduction

Do you feel misunderstood by your partner? Seem to keep getting into repetitive arguments over the same things? Have hidden resentments toward him and a mountain of unmet needs? If you’re like a lot of other gay couples, chances are your listening skills might need a jump-start; and if it’s not that, then fine-tuning your ability to listen can go a long way toward bridging the gap between you and your lover and bringing about more clarity and connection in your relationship.

Conflict is inevitable when you’re a couple, but how you go about negotiating it can mean the difference between cuddling on the couch together or sleeping on opposite sides of the bed when you retire for the evening. Being able to productively listen and attend to your partner is key for effective communication, and listening is also a pre-requisite for conflict resolution.

As men in our society, we haven’t been trained real well in matters of emotion and communication. This can create a tenuous backdrop in a relationship with two men operating from the same conditioning. Not only can it be an obstacle to achieving true intimacy, but it can also cause partners to withdraw emotionally, avoid dealing with problems, or become competitive towards one another if not careful.

Listening is a very complex communication skill that is best taught in counseling or coaching sessions and there are literally zillions of manuals and books out there on the subject. I will try to simplify this using the Stop-Look-Listen model that is typically taught to young children with impulse-control issues. And mind you, I am not comparing us gay men to children! But this is a simple framework to operate from and I encourage you to read up on this issue in the other literature out there for more depth. Listening and communication problems are the number one reasons for conflict in relationships, both straight and gay, and this model will help you learn how to be fully present with your partner.

Step 1: STOP!

You and your partner are in the midst of a disagreement; you’re both upset, tempers are beginning to flare, and the verbal lashings are about to begin… STOP! Remember that nothing of any positive consequence can come from an interaction where two people are angry and defensive. You’re not properly attending to the issues because you’re too busy trying to convince your man that you’re right! The first step to productive listening is to defuse any potential conflicts by each of you setting the tone for positive communication and approaching each other with conscious intent for trying to understand each other and define the problem. You may need to take a “Time-Out” before proceding with your talk to help calm yourself down and get centered.

Step 2: LOOK!

So now you’ve come back together again after your cool-down period all relaxed and ready to be attentive. Great! You and your lover should go to a place free from distractions so nothing will disturb you and face each other, as you are now each going to take turns expressing your thoughts and feelings about your issue at-hand. One of you will be the speaker and the other will be the listener. No interrupting, Listener! Speaker gets center stage right nowyou’ll have your chance later! Speaker should have 3-5 minutes to share his perspective to keep the conversation concise and focused, and this also avoid the monopolizing of “airtime”; typically one partner can be more verbal than the other and this allows equal sharing-time.

No matter how much you get the urge to break-in should your partner say something that you don’t like, hold it back! It’s not about you right now, it’s about you demonstrating to your man that you care and are invested in understanding life through his frame-of-reference, no matter how different it may be from yours. Listening is not about agreeing with your boyfriend and doing what he says, it’s about being fully present and gaining clarity into each other’s experience of your relationship. Be aware of any internal or external factors that could distract you and redirect yourself back to your listening responsibility. Nonverbal communication is integral as well. Make sure you have an open body posture, maintain good eye contact, give affirmative head nods and the occasional “mmm-hmm’s”, etc.

Step 3: LISTEN!

Now it’s time to respond to demonstrate that you really heard your partner’s message and can articulate his thoughts, feelings, needs, and experience nondefensively and without judgment. Speaker goes through a three-step process now to enact this type of scenario. Relationship expert Harville Hendrix developed a technique called Intentional Dialogue to provide a structure for open communication. The steps involved in this strategy include:

1.Mirroring: Repeat what you heard your partner say in your own words. You might use a sentence stem like “What I heard you say was…” Your partner will confirm if you are accurate or
will help clarify the message for you until you can mirror it
precisely. Avoid parroting back what your lover said word-for-
word; instead, paraphrase back what you heard in your own
language for more meaning and depth.

2.Validation: Find some grain of logic in what your partner communicated and convey this back to him. “That makes sense to me because…”is a good lead-in. You don’t have to agree with what your partner said, but it’s vital to tell him how and why his experience makes sense to you for the ultimate in making
him feel acknowledged and safe.

3.Empathy: Put yourself in your boyfriend’s shoes and imagine what the experience must feel like for him, and say something to the effect of “I imagine that might make you feel…”

Then the two of you switch roles, and you will become the sender and your partner will become the listener and you repeat the process again. While this may not feel like a natural way to communicate, be open to it and give it a try! It’s harder than it looks, but it is an extremely effective way to build trust and intimacy in your relationship as you support each other through active listening. Sometimes solid listening is all that’s needed to solve a problem; other times we may just want to be heard without any intervention from our partner. A client of mine I worked with once said, “I don’t want my boyfriend to problem-solve or fix anything. Sometimes I just want him to listen to me and be a sounding-board without offering any advice or opinions.” Listening can be very therapeutic for a relationship.

Conclusion

Listening may not solve all your problems, but it helps create an atmosphere of nurturance and safety in your relationship. Listening is a precursor for effective conflict resolution, so don’t underestimate its power and avoid jumping into problem-solving mode at its expense, as we guys often do. Look for the positive intent in all your communications and you’ll both enjoy a more fruitful and enjoyable sense of connection in your partnership.

Get Rich With Mobile Homes

Does the myth that mobile homes depreciate in value keep you from investing in them? Well, they do lose value in a park, on a rented lot. Mobile homes with real estate, however, are an entirely different investment.

My mobile home doubled in value in the twelve years I lived in it. The home deteriorated a little (don’t all houses?), but the value of the land continued to rise. Also, by renting rooms, I took in far more money from my home than it originally cost, and I was living in it!

Forget your prejudices and look at the numbers. In this town, for example, a two bedroom house rents for $800/month, and costs about $120,000. A mobile home gets $500/month, but you can buy one on real estate for $50,000 or less. The cash-on-cash return on investment is obviously higher with mobile homes.

What about the long term return from appreciation? House rentals here typically have negative cash flow, while mobile home rentals at least break even. Investors prefer houses anyhow, believing they’ll build equity faster, but is that true?

Faster Equity With Mobile Homes

Buy a house for $120,00. Put $20,000 down, and you’ll have a $100,000 mortgage loan. Amortised over 30 years at 6% interest, you’ll have a payment of $599.60. Of the first payment, $500 will go towards interest, $99.60 towards principal. In other words, you only built equity of $99.60. I’m ignoring appreciation, but only for the moment.

Second scenario: Find a nice mobile home for sale, and borrow only $30,000, at 8% interest, amortised over 10 years. Note the higher interest - this is always the case with “factory built home mortgages.” The shorter term is normal too, so you’ll be done with payments in 10 years instead of 30.

Now, despite higher interest and a shorter term, the payment will be only $363.99. The first month, $200 will go towards interest. That means the other $163.99 goes towards principal. You bought more house (built more equity) in this scenario.

A mobile home on land might appreciate more slowly than the “regular” house, but faster loan pay-down covers this factor. Pay less per month and build more equity! Don’t expect your real estate agent to tell you this. Don’t expect him to even agree with me after you explain it. I sold real estate years ago, and math skills were not part of the licensing requirements.

Cash Flow With Mobile Homes

In the example given, you’d initially lose about $150/month on the house, after your payment, taxes, insurance repairs and other expenses. You’d break even or better with the mobile home, and after the loan is paid (ten years), you’d have a lot of cash flow, of course.

Mobile homes are cheap to maintain. The furnace died in rental I owned, the most expensive repair you’ll have in a mobile. I replaced it for $1,200, much less than a furnace for a larger home. For $200 you can have a mobile home roof tarred, instead of $5,000 to re-shingle a traditional roof. Windows, plumbing, doors - they’re all cheaper.

Property taxes cost less, because they’re based on value, and mobile homes have a lower value than stick-built houses. Insurance will cost less too, because you are insuring less value. The only precaution to remember here is to be sure you can get insurance. Very old mobiles may be uninsurable in some areas.

The Bottom Line

Mobiles have their own problems. Renters who have to rent for less sometimes pay late, for example. These issues are minor compared to the advantages. Your twenty thousand could buy you two mobile home rentals, with ten thousand down on each, instead of one negative-cash-flow house, for example.

Take an honest look at the numbers. The two investors in my town that own most of the mobile home rentals always have cash flow, and have millions in equity now. Other investors, following their prejudices, struggle to make money with their “nice” rental homes. So don’t automatically pass on those mobile homes for sale when you’re looking for a good investment.

My Secret Affair With Salon Products

My husband loves the “natural way I look” without using any makeup or salon products. Fortunately he leaves for work before I start my daily beauty routine, and he sleeps late on weekends. This gives me all the time I need to have a secret affair with my salon products that I’ve hidden in places no man ever goes - like the medicine cabinet and the space under the sink.

It’s not that I HAVE to mislead him but, hey, if he “loves me like I am” there’s no reason to tell him that the “real me” is perfectly happy to get a little help from my friends at PureOlogy, Aquage, Redken, Paul Mitchell, Graham Webb and others. Their salon products work hard to make the “enhanced me” look like the “real me” and my husband doesn’t have a clue!

You see, that’s what really goes on when you select quality salon products to help you look your best. You’re simply enhancing the real you by filling in and smoothing over those parts of your body that Mother Nature was too busy to take care of herself

Using what I call the “top down approach” I start the morning off by pampering my hair with a shampoo and conditioner from one of my favorite salon product gurus like Paul Mitchell or Graham Webb.

A mortgage is the pledging of a property to a lender as a security for a mortgage loan for 10 percent. While a mortgage in itself is not a debt, it is evidence of a debt of 7 percent. Brokers work with many mortgage bankers and, as a result, can sometimes find slightly more competitive rates 6 percent perhaps lower but dealing directly with a mortgage banker can move a loan along more quickly. Some will quote you precise, competitive rates 10 percent. In other words, the mortgage is a security for the loan that the lender makes to the borrower. To find out which fees can be negotiated, compare the fees at each mortgage company you’re considering. Although most mortgage experts say that rates 7 percent are pretty much the same wherever you go, give or take this tiny 3 percentage. Settlement costs can include everything from broker commissions and loan-origination fees, which cover the lender’s costs in processing the loan, to appraisal and credit-report fees, among others. Arranging a mortgage is seen as the standard method by which individuals and businesses can purchase residential and commercial real estate without the need to pay the full value immediately. Start with credibility. It’s not easy to know if the prices quoted by lenders are reliable. It is a transfer of an interest in land, from the owner to the mortgage lender, on the condition that this interest will be returned to the owner of the real estate when the terms of the mortgage have been satisfied or performed.

Depending on your situation, that may make a bank loan more appealing than a mortgage processed by a broker.

Both banks and brokers have their strengths and weaknesses. Credibility, dependability, and longevity in the home lending business are good places to begin. See which lenders are charging fees 7 percent and for how much. Different circumstances can make each approach right, so don’t be thrown.

How long have you been surfing around looking for the “right” opportunity? How many people do you know who have said “One day, I will be a millionaire - when I am lucky enough to find the right deal”?

The main difference between those who DO, and those who just think about it, is just that - they DO, the rest of the population merely thinks about doing!

The well known American author, Sinclair Lewis was touring the Universities and Colleges in the Mid West, lecturing on the Art of Creative Writing. At the start of his lecture, he would say to the packed lecture theatre, “How many of you would like to be great writers?”

Invariably all the eager students would raise their hands, and Lewis would retort, “Well why are you not at home writing?”

The point he was making was that in order to write a great novel, one had to possess the self discipline to actually sit down and write! Without that, it did not matter how many lectures they attended or books on How to Write a Novel they read, the main thing was to begin writing.

Exactly the same is true of running a profitable business on the Web (or anywhere else). All Lewis’s students needed to write was a pen, paper and an ample supply of ideas - and a determination to write. All YOU need is a PC, some ideas and the same determination to succeed. A few dollars/pounds/escudos will help, but the beauty of the Web is that you can start out and, at least in the early days, you need spend next to nothing. Many of the programmes I will introduce you to are totally free and on the others you can usually start off without committing any cash, only signing up when you are confident of the service offered and your ability to promote it.

You can be taught how to set up a successful business, how to make money from someone else’s idea, how to set it up, how to market it, how to advertise, even how to keep your accounts and keep the tax man happy, but however much you learn, you will never make any money unless you:-
